What contaminants are on the site?
There are variable contaminants on site resulting from historical use, notably industrial. The findings on the site are reasonably consistent with those of the neighbouring development sites along the River Lea. The main contaminants identified are metals (copper, lead and zinc), hydrocarbons, spent oxide, and localised areas of asbestos. The identified contaminants are being removed as part of the agreed strategy to safely remediate the site.
What is causing the smell coming from the site? And is there a health risk?
The smell coming from the site is caused by exposed pockets of tar. The tar has some constituents which can become airborne. As a result, the smell is likely to increase during warmer weather. Health and safety is of paramount importance and risk to neighbouring residents is extremely low. We will continue to manage remediation works in a controlled manner.
What is Sanctuary doing to ensure there are no health impacts to neighbouring residents and workers?
During remediation, our contractor will be using various mitigation measures to prevent risks to site workers and neighbouring residents. These include suppression of dust and smells, covering the excavation and stockpiles, minimising the area of ground exposed at any one time, and keeping stockpiles of contaminated soil to a minimum. All contaminated loads are covered as they are transported to appropriate disposal facilities. The effectiveness of these measures will be checked multiple times a day with various forms of air monitoring. Air monitoring has been in place since work commenced.

The sprinklers used on site are very noisy. Why are they being used?
The sprinklers are used to suppress dust and smells as part of the remediation work to ensure the safety of our contractors and neighbouring residents. We understand the noise can be frustrating and our contractors will try to keep the use of sprinklers to a minimum.
How is Sanctuary ensuring there is no risk of contamination entering the water table and canal?
Our contractor is using a pump and sump system which allows any water to be removed from the excavation to a holding tank. All contaminated water is removed from site via tanker, as necessary,
How is Sanctuary engaging with the local authority?
We are maintaining regular dialogue with LLDC, Tower Hamlets and their statutory consultees. They are all aware of the work that is taking place and the measures in place to ensure the safety of everyone involved. The local authority will be consulted and will need to approve any changes to the current approach to remediation. We will communicate any changes should these be agreed.
